Selling This Year? Start Now with These Home Maintenance Tasks

Selling your home is a little more complex than just sticking a For Sale sign in the yard. If you want to sell your home for top dollar (and in a reasonable amount of time), it’s got to stand out from the crowd and really impress buyers! And that takes time and some hard work… so the sooner you start, the better!

Here are five home maintenance tasks to tackle before you list your home.

Painting

A little bit of fresh paint can go a long way in making a home look fresh and new! The key here is to stick with lighter neutral colors, like off-white, cream, beige, or grey, to give your home a bright, fresh look without detracting with heavy paint. Neutral colors also appeal to the majority of people, and are less likely to turn off shoppers than bright or bold colors.

Exterior touch-ups

fixing the roof

What’s the first thing your buyers are going to see? Your home’s exterior, of course! So make sure yours is looking great. That might mean doing a little landscaping (sodding, weeding, trimming), powerwashing (walkways and siding), and making any necessary repairs and improvements (missing shingles, siding problems, etc).

Kitchen updates

Kitchens sell homes… How does yours look? If your appliances are tired or outdated, if the countertops are scratched and burned, or if your cabinets look dingy and tired, it might be time for some upgrades. You don’t have to go wild, either; simple updates like painting or refinishing cabinets, updating countertops, or even replacing an appliance or two can make a big difference.

Bathroom finishes

Besides kitchens, bathrooms are a top selling point for many buyers. It’s most important to ensure that your bathroom is spotlessly clean (no mold, mildew, or dirty caulk) and everything is working properly (no dripping faucets or running toilets). After that’s taken care of, you might consider making a few low-cost updates, like updating an old vanity, recaulking the tub, or replacing tiles.

Lighting improvements

replacing light bulbs

Make your home light, bright, beautiful, and welcoming—just add lighting! Adding lighting to smaller rooms can make them seem bigger and more open, while adding task lighting (like a reading or tabletop lamp) can give larger rooms a cozier feel. Even just replacing old incandescent bulbs with LEDs can save you money and brighten your rooms a bit.
